Terms of business
Sales service · Last updated: 31 October 2026
These terms set out how Frog Estate and Letting Ltd ("Frog", "we", "us") will market and sell your property, and what you pay. Please read them before you order. If anything is unclear, call us on 0131 516 1372 before you pay.
1. Who we are
Frog Estate and Letting Ltd, a private limited company registered in Scotland (company number SC898480), registered office 37 Viewforth, Edinburgh, EH10 4JE. Email contact@frogestateandletting.com. We are members of the Property Redress Scheme (membership number PRS060614).
2. Our fee
- Our fee is £750, payable when the sale of your property through us completes. There is nothing to pay up front.
- This is the total amount you will pay us. No VAT, commission, withdrawal fee or other charge will be added.
- No sale, no fee: if your property doesn't sell through us, or the sale doesn't complete, you pay nothing.
- If you also instruct another agent and sell through them, you will not owe us anything.
3. What's included
- An initial visit to your home, including photographs and a floor plan for your advert.
- A free valuation and an agreed asking price.
- Your advert on Rightmove and OnTheMarket, and on our website.
- Handling enquiries, accompanying viewings and negotiating offers on your behalf.
- Liaising with your solicitor through to completion.
Our service does not include legal (conveyancing) work, a Home Report, an Energy Performance Certificate, a survey, or tax or financial advice. We may point out tax questions a sale can raise so you can take them to your accountant, but we don't give tax advice.
4. How long this agreement lasts
This agreement starts when you place your order and continues until your sale completes or either of us ends it. You can withdraw your property from the market at any time by telling us in writing, and no fee is payable.
5. What we need from you
- Identity checks: by law we must verify the identity of every seller (and, where relevant, check the source of funds) before we market your property. We can't proceed until this is done.
- Accurate information: you must tell us everything you know that a buyer would reasonably need to know about the property, and tell us promptly if anything changes. We rely on what you tell us.
- Home Report or EPC: in Scotland you need a Home Report before your property is marketed; in England and Wales you need an Energy Performance Certificate. You are responsible for arranging and paying for these.
- Access: reasonable access to your property for the initial visit and viewings.
6. Offers and our duties to you
- We will pass every offer to you promptly and confirm it in writing, unless you have told us in writing not to pass on offers of a certain kind.
- We will tell you if we, or anyone connected with us, have a personal interest in buying your property, or if we provide services to a buyer.
- We will act honestly and treat buyers fairly. We won't discriminate against any buyer.
7. Your right to cancel
Because you order online, you have the right to cancel within 14 days of placing your order, without giving a reason.
- You can cancel within 14 days of placing your order at no cost, even if you asked us to start straight away.
- Because our fee is only payable on completion, nothing is due if you cancel at any time before your sale completes.
To cancel, email contact@frogestateandletting.com with your name, property address and order reference, or use the form below.

9. Our liability
We are responsible for loss you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. We are not responsible for losses caused by inaccurate information you give us. Nothing in these terms limits liability that can't be limited by law, or your statutory rights as a consumer.
10. Complaints
If you're unhappy, please tell us first. See our complaints procedure. If we can't resolve it, you can refer your complaint to the Property Redress Scheme (membership number PRS060614).
11. Your information
